Welcome to Tiki Suites Key West. Please read the following Terms and Conditions carefully before completing your reservation. These policies are in place to ensure the safety, comfort, and enjoyment of all guests, as well as to protect the property and operations of our unique waterfront accommodations. By booking a stay with us, you acknowledge that you have read, understood, and agree to abide by these terms throughout your visit.

🕒 Check-In & Check-Out

Check-in is between 3:00 PM and 7:00 PM.
Any check-in outside of these hours must be arranged at least 24 hours in advance and is subject to staff availability.

Check-out is by 11:00 AM unless otherwise approved.

Tiki Suites is classified as a bareboat charter; however, operation of the vessel is not included in your stay.  All guests are required to complete a digital rental agreement prior to check-in. This will be sent to the email provided at the time of booking.

To ensure safety and preserve the property, the following rules apply:

  • No smoking anywhere on the tiki
  • No open flames or heat-producing devices (hair dryers permitted)
  • No pets or animals allowed
  • No fishing from the tiki
  • No additional vessels (jet skis, boats, etc.) may be brought alongside
  • Kayaks and paddleboards are permitted
  • Life jackets and safety equipment are for emergency use only
  • Guests must follow all posted instructions and safety guidelines

By booking, guests acknowledge and assume all risks associated with staying on a vessel.

WiFi is provided via a cellular hotspot with unlimited data; however, high-speed access is limited. After a set usage threshold, speeds may be reduced.  WiFi is intended for basic use only (email, browsing) and is not suitable for streaming or heavy data usage.

Marine plumbing systems are sensitive:

  • Only the provided fast-dissolving toilet paper may be flushed
  • Do not flush any other items
  • Use minimal toilet paper

Failure to follow these rules may result in:

  • $100 service fee, or
  • Full repair costs (up to $500)

When in doubt, throw it out.

Check-out is by 11:00 AM unless otherwise approved.

  • Do not wear shoes inside
  • Avoid tracking sand inside (may damage flooring)
  • Any damage, stains, or missing items will be charged accordingly

Guests are expected to behave respectfully at all times.  We work closely with local service providers, including marina and shuttle staff. Any of the following may result in immediate termination of your stay without refund:

    • Harassment or inappropriate behavior
    • Threats or violence
    • Excessive rudeness or disruptive conduct

Boating environments carry inherent risks. By staying at Tiki Suites, guests accept full responsibility for their safety, actions, and well-being during their stay.

A $200 pre-authorization hold will be placed 1 day prior to arrival and released within 5 days after departure, provided no damages or charges occur.

Deductions may include, but are not limited to:

  • Property damage
  • Missing items
  • Excessive cleaning
  • Unpaid shuttle or service fees

In the event of:

  • Hurricanes
  • Tropical storms
  • Water shuttle closures
  • Other local operational disruptions

Your reservation will be cancelled with a full refund.

Standard weather conditions (rain, wind, clouds, etc.) do not qualify for cancellation.

  • We understand that plans can change, and we aim to be as fair and transparent as possible while also protecting availability for other guests.

    🔹 Standard Cancellation Policy

    • Guests may receive a 50% refund if they cancel 30 days or more before check-in
    • Cancellations made less than 30 days before check-in are non-refundable (0% refund)

    This policy applies regardless of reason, including personal schedule changes, travel delays, or changes in plans.


    🔹 No-Show Policy

    If a guest does not arrive on their scheduled check-in date and does not notify us in advance, the reservation will be treated as a no-show and is non-refundable.


    🔹 Early Departure

    No refunds are provided for:

    • Early check-out
    • Voluntary shortening of stay after arrival

    🔹 Weather & Natural Conditions

    Florida weather is part of the island experience. Refunds are only issued for official closures or safety-related disruptions.

    ✔ Full refunds will be provided only in cases of:

    • Hurricanes
    • Tropical storm warnings affecting operations
    • Water shuttle closures
    • Other official local emergency restrictions that prevent access or operation

    ❌ No refunds will be issued for:

    • Rain
    • Wind
    • Cloudy weather
    • Heat
    • Normal seasonal conditions

    🔹 Reservation Changes (Date Modifications)

    Any request to change reservation dates is treated as a cancellation and rebooking.

    • The standard cancellation policy will apply
    • Availability is not guaranteed for alternative dates
    • Price differences may apply for new dates

    🔹 Refund Processing

    • Approved refunds are processed back to the original payment method
    • Processing times may vary depending on your bank or payment provider
    • Transaction fees are non-refundable

    🔹 How to Cancel

    All cancellation requests must be submitted via email:

    Please include your:

    • Full name
    • Reservation dates
    • Booking confirmation number (if available)

    By confirming your reservation, you acknowledge and agree to this cancellation policy. We strongly recommend reviewing your travel plans before booking, as this policy is strictly enforced to ensure fair availability for all guests.

Changes to reservation dates are treated as a cancellation and rebooking, and the cancellation policy will apply.
